1. This is a short-term rental property, not a hotel service.
2. Check-in from 2:00 PM and check-out by 10:00 AM. For different times, please contact our team in advance.
3. We do not offer room service, breakfast, or meals. However, we can recommend local service providers.
4. Daily cleaning is not provided. If you would like this service, it can be arranged at an additional cost.
5. Bed linen and towels are available (quantity according to your reservation). Changes during your stay are not included but can be requested for an extra fee.
6. The property includes 1 (one) rotating parking space.
7. Parties are not allowed inside the apartment or in the common areas of the building.
8. Please respect the quiet hours from 10:00 PM to 8:00 AM. Loud sounds are not allowed at any time. Fines may apply if disturbed.
9. Visitors are not allowed.
10. Pets are allowed (please check conditions below).
11. Smoking is strictly prohibited inside the apartment. A R\$ 1,000.00 cleaning fee will be charged if violated.

13. Professional photo shoots with cameras are not allowed in the building’s common areas.

20. Decorating balconies or windows and moving furniture from its original place is not allowed. Fine: R\$ 500.00.
21. Maximum vehicle speed inside the building is 20 km/h. Fine: R\$ 500.00.

Le cadre est très agréable et l’appartement en général est plutôt bien , ainsi que la résidence.
Point négatif , la résidence est encore en développement et il s’y déroule énormément de travaux. En ce qui concerne l’appartement , le lit indiqué pour deux personnes est bien trop petit pour deux personnes , il manque d’ustensiles de cuisine , d’un étendoir à linge. Pour finir il a été indiqué que la wifi été présente , hors elle ne fonctionnait pas et l’hôte n’a rien fait afin de réparer ce problème.
Ce sont quelques points à rectifier afin d’améliorer le séjour des voyageurs.

Insgesamt haben wir uns sehr wohl gefühlt. Alles funktioniert easy mit Gesichtserkennung. Verhältnismäßig ruhig (wenn nicht gerade im Nebenzimmer gebohrt wird) ist es auch. Wir haben die Anonymität sehr geschätzt! Die Dachterrasse mit Pool und Gym ist traumhaft. Die Lage ist auch top.
Tipps für zukünftige Gäste:
die Schlafcouch ist zwar vorhanden, jedoch ist sie steinhart und man muss sie einmal komplett drehen, um sie ausklappen zu können (Platz reicht sonst nicht). Insgesamt ist das Zimmer relativ klein, ich würde also eine Anreise mit maximal 2 Personen empfehlen. Außerdem ist die Klimaanlage so positioniert, dass die kalte Luft nur das Bett erreicht. Auf der Schlafcouch ist es nachts wegen der Hitze kaum auszuhalten.
Unser Zimmer war nicht fertig als wir anreisten. Wir mussten 2 Std warten. Dafür wurde uns ein Late Check out gewährt (16 Uhr statt 10 Uhr).
All in all war es richtig cool in dem Apartment und wir würden wiederkommen :)

Flat básico tem muitas coisas a melhorar
A localização e as instalações do predio são perfeitas.
Tem um restaurante bom mas não e tão barato, porém o bairro e cheio de restaurantes bons.
O flat se encontra com limpeza bem superficia eu mesmo tive que varrerl, o wifi não estava funcionando, o sofá cama esta cheio de restos de comida parece que nunca foi aspirado ,faltou toalhas pra todo mundo e o principal foi chuveiro quente que não estava funcionando.
O flat e bem básico, eu ficaria no predio de novo mas em outro flat.
Falta um secador de cabelo uma air fry fica dica

A empresa que administra esse apartamento é péssima! FUJAM DA CARPEDIEM HOMES! Não recomendo de forma alguma. Aluguem por outra empresa. Teve obra no apartamento ao lado do nosso TODOS os dias. Martelo, furadeira. Meu filho sem conseguir dormir. Reclamamos com eles e adivinha? Disseram que não podiam fazer nada. Sendo que podiam sim nos mudar de quarto. Imagina só voce pagar um lugar para descansar e não poder descansar, e eles acharem normal isso. Fora essa situação que nos irritou profundamente, ainda teve a internet que nunca funcionou. Mandei mensagem reclamando e SEQUER RESPONDERAM. Ou seja, é um nível de descaso absurdo com o cliente. Eu estava de férias com minha família. Meu filho tem 1 ano de idade, e não teve o conforto necessário. Foi péssimo passar os dias ouvindo marteladas e furadeiras e eles achando normal! Empresa de m#$&@!

A acomodação é ótima. Bem confortável. Vários utensílios de cozinha. Microondas, geladeira, panelas, copos, talheres. Além de 4 toalhas grandes e roupa de cama. La tinham produtos de limpeza e sacos de lixo, mas não sei se foram deixados pelos hóspedes anteriores ou pela administração do imóvel.

Pontos positivos: ótima localização, temos acesso a academia e piscina. Sem contar que achei a piscina segura para quem tem criança.
Poucas coisas no apartamento, tinha poucas panelas e seria bom ter uma sanduicheira e tbm liquidificador. Como precisamos manter o quarto limpo, não tinha vassoura e nem rodo disponível e a parte do ar-condicionado, não chegava o ar frio na sala ficava muito frio no quarto e quente na sala durante a noite.

Péssima, só não sai o primeiro dia pq a cidade estava lotada e eu não tinha condições de pagar outra estadia.
Acordei todos os dias com uma furadeira na minha cabeça, as 8:30 da manhã devido a obras no andar superior. Reclamei e a empresa gestora disse que nada podia fazer.
Descaso, desrespeito com cliente. Inclusive mandei essa mensagem para a Booking e ninguém fez nada.
Solicito, por gentileza, a intermediação da Booking diante de um problema grave na hospedagem.
Desde o início da estadia, a unidade imediatamente acima encontra-se em obra, com uso contínuo e ensurdecedor de furadeira durante todo o dia, inclusive pela manhã cedo, o que tem me acordado diariamente e tornado impossível permanecer ou descansar no apartamento.
Estou em férias com minhas filhas. Não fui informada previamente sobre qualquer reforma. A administradora informou que não tinha conhecimento da obra e que tentaria um acordo, porém nenhuma solução foi apresentada, apesar de eu já estar no segundo dia de hospedagem.
Solicitei transferência para outra unidade, mas foi informado que não seria possível. A cidade encontra-se lotada, o que inviabiliza minha saída para outro hotel.
Diante da falha na prestação do serviço e do prejuízo direto às minhas férias, peço a intermediação urgente da Booking para:
• realocação imediata em unidade equivalente e silenciosa; ou
• outra solução efetiva que cesse o problema.
Na ausência de solução, informo que a situação poderá ensejar pedido de reembolso e indenização, inclusive com registro formal junto à plataforma.
Aguardo retorno urgente.

Finished cheaply and without much thought
The small pool on the rooftop, the location, and the basic self-checkout store on the ground floor.
The staff at the reception and security people are all very nice and helpful.
There's also a laundry room (it costs 13 BRL per load and includes all products; the cleaning ladies can get very rude and aggressive, so I'd advise going there in the early morning or in the evening to avoid them) and a small coworking space where you can book a room for exclusive use for up to 3h for no extra cost
The kitchen in this apartment (603) had very basic equipment (microwave, stove, one pot, one pan), with the cheapest dishes possible - they were so flimsy I was afraid that they'd break just from looking at them. Everything was just thrown in the drawer with no organizer, dusty and sometimes plain dirty. You get the feeling that someone wanted to furnish and finish the apartment as soon and as cheaply as possible. There are more annoying details like this, like an uncomfortable sofa in the living room that is too long to unfold if you'd like to lie down while watching the TV, so you'll either sit or lie down on the floor.
In contrast, the second apartment we stayed in at the same property (1203) had a fully equipped kitchen with proper dishes and utensils, and much more thought put into the finish and decoration, which made the stay there much better.
Overall, the cleanliness of the room left a lot to be desired.
The gym has very little equipment - dumbbells up to 10kg, one cable machine, two small bars.
Something to be aware of - the building is quite new, so there are a lot of drilling noises during the day. Some days were just 10 hours of constant drilling. Working from the room might be very difficult, even with noise cancelling headphones, but you can try using the coworking area, reception or even the rooftop.

Great amenities like pool and gym, very cheap furnished style appartments, lacks comfort.
The gym and roof top pool were great, and the building is new and clean with 24/7 front desk security. Building was quiet for hearing noise like neighbours
The bed was super hard. The Sheets were super stiff, and the pillows and blankets were so cheap and not comfortable. Very basic furniture, and attention to detail, like no hand soap in the bathroom.

La difficulté a s’enregistrer au comptoir, nous avions la preuve de réservation, le numéro de réservation, le code de réservation, mais une fois arrivé sur place tardivement dans la nuit et fatigué. L’accueil a pris énormément de temps avant de pouvoir trouver notre appartement et nous laisser nous y installer.

Flat básico tem muitas coisas a melhorar
A localização e as instalações do predio são perfeitas. Tem um restaurante bom mas não e tão barato, porém o bairro e cheio de restaurantes bons.
O flat se encontra com limpeza bem superficia eu mesmo tive que varrerl, o wifi não estava funcionando, o sofá cama esta cheio de restos de comida parece que nunca foi aspirado ,faltou toalhas pra todo mundo e o principal foi chuveiro quente que não estava funcionando. O flat e bem básico, eu ficaria no predio de novo mas em outro flat. Falta um secador de cabelo uma air fry fica dica

Tolle Lage, toller Pool! Nettes Persona!
Kein wifi den ganzen Aufenthalt. Kein Föhn, kein warmes Wasser, der Pool war etwas dreckig. Die Möbel waren modern, aber leider alle sehr wackelig. Die Fotos stimmen mit dem überein was man bekommt. Aber es fehlt Liebe zum Detail.

Apartamento confortável. Utensilios de cozinha, microondas. Geladeira. Chuveiro quente. Toalhas. Localizacao. Piscina na cobertura.
A empresa que administra esse apartamento é péssima! FUJAM DA CARPEDIEM HOMES! Não recomendo de forma alguma. Aluguem por outra empresa. Teve obra no apartamento ao lado do nosso TODOS os dias. Martelo, furadeira. Meu filho sem conseguir dormir. Reclamamos com eles e adivinha? Disseram que não podiam fazer nada. Sendo que podiam sim nos mudar de quarto. Imagina só voce pagar um lugar para descansar e não poder descansar, e eles acharem normal isso. Fora essa situação que nos irritou profundamente, ainda teve a internet que nunca funcionou. Mandei mensagem reclamando e SEQUER RESPONDERAM. Ou seja, é um nível de descaso absurdo com o cliente. Eu estava de férias com minha família. Meu filho tem 1 ano de idade, e não teve o conforto necessário. Foi péssimo passar os dias ouvindo marteladas e furadeiras e eles achando normal! Empresa de m#$&@!

Localização, área de lazer do prédio, espaço do imóvel!
Não ter ducha higiênica, não ter ementes para banheiro, não ter secador de cabelo e nem ferro de passar. Não ter como ver televisão deitado na cama.

A acomodação é ótima. Bem confortável. Vários utensílios de cozinha. Microondas, geladeira, panelas, copos, talheres. Além de 4 toalhas grandes e roupa de cama. La tinham produtos de limpeza e sacos de lixo, mas não sei se foram deixados pelos hóspedes anteriores ou pela administração do imóvel.

Gostei de tudo! Apartamento limpinho. Tinha produtos de limpeza disponíveis que facilitaram 100% minha estadia. Consegui ir mantendo tudo limpinho amei!!

Pontos positivos: ótima localização, temos acesso a academia e piscina. Sem contar que achei a piscina segura para quem tem criança.
Poucas coisas no apartamento, tinha poucas panelas e seria bom ter uma sanduicheira e tbm liquidificador. Como precisamos manter o quarto limpo, não tinha vassoura e nem rodo disponível e a parte do ar-condicionado, não chegava o ar frio na sala ficava muito frio no quarto e quente na sala durante a noite.

Péssima, só não sai o primeiro dia pq a cidade estava lotada e eu não tinha condições de pagar outra estadia.
Acordei todos os dias com uma furadeira na minha cabeça, as 8:30 da manhã devido a obras no andar superior. Reclamei e a empresa gestora disse que nada podia fazer.
Descaso, desrespeito com cliente. Inclusive mandei essa mensagem para a Booking e ninguém fez nada. Solicito, por gentileza, a intermediação da Booking diante de um problema grave na hospedagem. Desde o início da estadia, a unidade imediatamente acima encontra-se em obra, com uso contínuo e ensurdecedor de furadeira durante todo o dia, inclusive pela manhã cedo, o que tem me acordado diariamente e tornado impossível permanecer ou descansar no apartamento. Estou em férias com minhas filhas. Não fui informada previamente sobre qualquer reforma. A administradora informou que não tinha conhecimento da obra e que tentaria um acordo, porém nenhuma solução foi apresentada, apesar de eu já estar no segundo dia de hospedagem. Solicitei transferência para outra unidade, mas foi informado que não seria possível. A cidade encontra-se lotada, o que inviabiliza minha saída para outro hotel. Diante da falha na prestação do serviço e do prejuízo direto às minhas férias, peço a intermediação urgente da Booking para: • realocação imediata em unidade equivalente e silenciosa; ou • outra solução efetiva que cesse o problema. Na ausência de solução, informo que a situação poderá ensejar pedido de reembolso e indenização, inclusive com registro formal junto à plataforma. Aguardo retorno urgente.

Finished cheaply and without much thought
The small pool on the rooftop, the location, and the basic self-checkout store on the ground floor. The staff at the reception and security people are all very nice and helpful. There's also a laundry room (it costs 13 BRL per load and includes all products; the cleaning ladies can get very rude and aggressive, so I'd advise going there in the early morning or in the evening to avoid them) and a small coworking space where you can book a room for exclusive use for up to 3h for no extra cost
The kitchen in this apartment (603) had very basic equipment (microwave, stove, one pot, one pan), with the cheapest dishes possible - they were so flimsy I was afraid that they'd break just from looking at them. Everything was just thrown in the drawer with no organizer, dusty and sometimes plain dirty. You get the feeling that someone wanted to furnish and finish the apartment as soon and as cheaply as possible. There are more annoying details like this, like an uncomfortable sofa in the living room that is too long to unfold if you'd like to lie down while watching the TV, so you'll either sit or lie down on the floor. In contrast, the second apartment we stayed in at the same property (1203) had a fully equipped kitchen with proper dishes and utensils, and much more thought put into the finish and decoration, which made the stay there much better. Overall, the cleanliness of the room left a lot to be desired. The gym has very little equipment - dumbbells up to 10kg, one cable machine, two small bars. Something to be aware of - the building is quite new, so there are a lot of drilling noises during the day. Some days were just 10 hours of constant drilling. Working from the room might be very difficult, even with noise cancelling headphones, but you can try using the coworking area, reception or even the rooftop.

Great amenities like pool and gym, very cheap furnished style appartments, lacks comfort.
The gym and roof top pool were great, and the building is new and clean with 24/7 front desk security. Building was quiet for hearing noise like neighbours
The bed was super hard. The Sheets were super stiff, and the pillows and blankets were so cheap and not comfortable. Very basic furniture, and attention to detail, like no hand soap in the bathroom.

Correct, mais trop de complexité a l’enregistrement et pas de communication entre loueurs et personnel de l’hotel
La propreté
La difficulté a s’enregistrer au comptoir, nous avions la preuve de réservation, le numéro de réservation, le code de réservation, mais une fois arrivé sur place tardivement dans la nuit et fatigué. L’accueil a pris énormément de temps avant de pouvoir trouver notre appartement et nous laisser nous y installer.

Condiz com o esperado
O hotel é exatamente como diz as fotos, igualzinho muito bonito e confortável.
A única coisa é que tivemos um problema na fechadura e eles não conseguiram resolver no mesmo dia. É isso foi bem chato.

Die Handtücher wurden nicht gereinigt und auch nicht gewechselt. Sonst war alles sehr gut! Pool und kleines Gym im obersten Stock sind hervorragend!
