Apartment Rules

1. This is a short-term rental property, not a hotel service.

2. Check-in from 2:00 PM and check-out by 10:00 AM. For different times, please contact our team in advance.

3. We do not offer room service, breakfast, or meals. However, we can recommend local service providers.

4. Daily cleaning is not provided. If you would like this service, it can be arranged at an additional cost.

5. Bed linen and towels are available (quantity according to your reservation). Changes during your stay are not included but can be requested for an extra fee.

6. The property includes 1 (one) rotating parking space.

7. Parties are not allowed inside the apartment or in the common areas of the building.

8. Please respect the quiet hours from 10:00 PM to 8:00 AM. Loud sounds are not allowed at any time. Fines may apply if disturbed.

9. Visitors are not allowed.

10. Pets are allowed (please check conditions below).

11. Smoking is strictly prohibited inside the apartment. A R\$ 1,000.00 cleaning fee will be charged if violated.

12. Maximum occupancy is 2 guests (including children):

– Children: 0 to 11 years old

– Adults: 12 years and older

13. Professional photo shoots with cameras are not allowed in the building’s common areas.

14. Cooking gas is provided by the property.

15. Water, toilet paper, dish soap, and a sponge are provided only at check-in.

16. The building has an elevator.

17. The apartment does not have a washing machine or dryer, but the building offers a shared laundry room.

18. Event areas (party room, restaurant space, etc.) are for property owners only and not available to guests.

19. Hanging clothes over balcony rails or windows is prohibited. A R\$ 500.00 fine applies.

20. Decorating balconies or windows and moving furniture from its original place is not allowed. Fine: R\$ 500.00.

21. Maximum vehicle speed inside the building is 20 km/h. Fine: R\$ 500.00.

22. The apartment uses an electronic door lock. Access code will be provided close to check-in time.

### Pool Rules

* Glass bottles and cups are not allowed in the pool area. Please use plastic or disposable items.

### Parties Not Allowed

The maximum number of guests must always be respected. Under no circumstances are parties, gatherings, birthdays, or similar events allowed. Inspections may occur without prior notice. Breach of contract may result in eviction without refund.

### Fees and Security Deposit

* Security deposit (for damages/rule violations): R\$ 0.00

Refundable within 72 hours after check-out.

* Cleaning fee:

Covers delivery of the apartment clean, organized, and with washed linen. At check-out, please leave the property in similar condition.

### Energy Consumption

Electricity is included in your reservation. Please use responsibly: turn on the air conditioning only when in the room and turn it off when leaving.

### Pet Policy

We accept small and medium-sized pets that are trained and calm, upon prior confirmation. Large pets (over 25 kg) and pit bull breeds (regardless of size) are not allowed.

### Check-in Instructions

* Parking space:

1 (one) rotating parking space available.

* Building Access:

24-hour front desk. Photo ID is required for access.

### Inspection

Our team will inspect the apartment at check-in and check-out, creating a photo inventory linked to your reservation. The inspection may be done in person or remotely. The inventory can be requested at any time after check-in. We recommend reviewing the photos to avoid discrepancies.

### Penalties and Check-out Guidelines

(We hope there’s no need for any of these!)

* Leaving trash inside: R\$ 50.00 per bin.

* Leaving air conditioning on: R\$ 60.00 per unit.

* Leaving the air fryer on: R\$ 200.00.

* Smoking inside the apartment: R\$ 200.00.

* Leaving dirty dishes: R\$ 80.00 (no need to dry or put away, just wash).

* Wet linen/towels: please leave them hanging.

Important:

Do not take any items from the apartment (appliances, decor, or linen).

If the apartment is left in poor condition, a fine or deduction from the deposit may apply.
